Typically, Norfolk’s farm and manor houses are built of brick and flint, and these were the materials chosen for the dwarf (plinth) walls of this Norfolk orangery-type conservatory, which has transformed the appearance of both the house and garden.

Measuring a generous 6200mm by 4300mm, the conservatory serves both as a lounge and an informal eating area for it’s owners and their guests, and with double doors on two elevations, it unites the house and garden, with one flowing seamlessly into the other. Outside, two steps descend to a slightly sunken patio for al fresco dining, while the other double doors lead up to a sheltered sun-terrace. The harmony of all three areas is, of course, no accident - the conservatory, patio and terrace were all designed and built as one single project.

Our price to further design, manufacture, deliver and install a similar orangery-type conservatory today, is approximately 42,000.00, excluding Vat and associated preparatory and finishing building works.

Planning Permission was required:-
i.The property had already been extended using it`s permitted development capacity.
Building Regulations status if built under current regulations.
A similar conservatory could be deemed exempt from the requirement of BR approval:-
i. It’s floor area is less than 30m square.
ii. It can be closed off from the adjacent living area.
