The addition of extra living space is something every member of the family can appreciate. Children naturally want to play outside whatever the weather, or maybe enter a special place away from the rest of the house where fun and playfulness replace the day to day life of the grown ups! The constraints within which we worked in this house in Kensington are particularly tight. The party wall on one side and the kitchen block on the other defined the width whilst overhead, a cast metal balcony projecting from an upper ground floor window defined the height. It was important that the view from this balcony shouldn’t be overwhelmed by the conservatory roof below. This was achieved by splitting the roof in two so as to keep a low profile – literally!

Our price to further design, manufacture, deliver and install a similar conservatory today, is approximately 28,000.00, excluding Vat and associated preparatory and finishing building works.

Planning status
Planning Permission was required:-
i.The property had already been extended using its permitted development capacity.
Listed Building Consent was required:- Grade II rated.
i. Extensions and alterations to listed buildings always require local authority conservation approval.
Building Regulations status if built under current regulations.
A similar conservatory could be deemed exempt from the requirement of BR approval:-
i. It’s floor area is less than 30m square.
ii. It can be closed off from the adjacent living area.
